External Wall Insulation to 1200 Precast Reinforced Concrete (PRC) Houses

Bagnalls won this Open Book Partnership based on the NEC form of Contract in 2006. We offered a truly innovative solution to Bristol City Council allowing a U value of 0.23 to be achieved on properties without the need for residents to move out. (The U-value measures how well a building component, e.g. a wall, roof or a window, keeps heat inside a building).

Our solution involves the combination of cavity wall insulation and external wall insulation. Treated timber is fixed to the external wall, with insulation placed between, then Steni-prefinished panels are fixed with colour matched trims and screws. Works are carried out whatever the weather as there are no wet trades to slow the programme down.

We have achieved between 7% and 9% more properties per year than programmed, saving the client considerable prelim costs. We have won each of the phases on the basis of exceeding the required Key performance indicators for safety, customer satisfaction and exceeding cost target and programme.

Bristol City Council and Bagnalls project teams have worked together to deliver the scheme in a highly efficient manner which has allowed us to accelerate the programme to double the number of properties completed to 9 completions a week when required.

The total scheme is worth £11m over 5 years and is on budget and ahead of programme after 4 years. Great care is taken to meet the needs of residents with alterations to lean-to covered walkways, gates, walls, fences, security lights, alarms, CCTV and satellite dishes etc agreed with the residents prior to works commencing on their property.

The end result is sustainable homes with a bright, clean external finish and much warmer residents with lower heating costs, conserving energy in their homes.
