Ray Hall Sewage Treatment Works – Renew Flat Roof Covering on Sand Filter Building
The reactive maintenance of roof leaks costs Severn Trent Water (STW) a considerable amount of money every year. It often involves the hiring of cherry pickers, erecting scaffold and carrying out patch repairs after heavy rainfall, not to mention the cost to STW of increased management, delayed processes and even damaged equipment.
Bagnalls Building Maintenance has been employed by Severn Trent to carry out proactive roof surveys and help prioritise roofs that need attention. After any visit, the contracts manager from Bagnalls will collate the information and create a quotation for the work that needs completing.
In the case of the Sand Filter Building at Ray Hall Sewage Treatment Works the various level roofs were in poor condition. The roofs were surveyed with our roofing contractor and scaffolding contractor. The information was collated and presented to the customer with our recommendations, which included whole lifetime costs of the specification.
A program of works was established with the site manager to suit and sequenced to ensure minimum delay to the work and Severn Trent processes. The scaffold was erected, signed off and inspected every 7 days by the NASC approved scaffolder as well as qualified Bagnalls Building Maintenance personnel on a daily basis.
The flat roof work then started with the existing substrate being removed and new single ply system being installed. Our competent roofing operatives all hold CSCS cards, have been professionally trained in working at height, first aid and asbestos awareness and were also inducted into the method statement and risk assessment of the work. They have vast experience in all types of roofing work including the application of the products specified for this project, namely, the Trelleborg EPDM Waterproofing System.
To erect the scaffold, carry out the roof work and dismantle the scaffold took a total of 4 weeks. There were no significant delays on the project and STW benefited from no disruptions to their sewage treatment processes. The work was signed off and has been professionally guaranteed for 20 years.
