Derby Visitor Centre – Full Refurbishment

Bagnalls Building Maintenance was contacted by Severn Trent Water (STW) and Bovis Lead Lease (Customers Representative) to quote for a refurbishment project to Severn Trent’s Visitor Centre at Derby Sewage Treatment Work. The site was being used by the company to hold meetings and training courses as well as an education centre to demonstrate the process of sewage treatment to local schoolchildren. Severn Trent wanted to bring part of the building that had been abandoned for many years, back into use by altering and adapting it. The other half was to be refurbished to improve the general standard of the facility.

Site visits were made by Bagnalls with the CDM Co-ordinator (DBK Group) in order to ascertain the scope of the works and offer a detailed quotation. The work involved underpinning the foundations of the building, roof work, constructing ramps, building up doorways, removing existing and building new walls, drainage, plumbing and heating, electrical re-fit and all the necessary finishing trades.

The works fell under Part 3 of the CDM regulations 2007 and were managed and executed to comply with the regulations, including F10 notification, pre-construction information, construction phase plan and subsequent health & safety file, all prepared and amended by Bagnalls Building Maintenance acting as principal contractor.

The project ran smoothly and efficiently with every operative receiving an extensive induction into the site by Bagnalls Building Maintenance or Key Partner supervisors. The specialist contractors were delicately sequenced so as not to cause inference with each other, whilst ensuring there was an adequate provision of float between the different trades to account for any delays that may have occurred.

Welfare facilities and site cabins/office were provided on site for use by all contractors and supervisors/managers, areas were designated for deliveries, parking, waste storage and emergency rendezvous and all these points were covered in the induction along with emergency procedures, first aid, PPE etc. All operatives were required to wear a minimum standard of PPE at all times which included, hard hat, eye protection, hi-visibility jacket, gloves, steel toe-capped footwear and hearing protection (when required).

The work took around 2 months to complete and during this time there were numerous visits by the customer, customer’s representatives, CDM Co-ordinator, Bagnalls project management, specialist contractor management and Bagnalls appointed independent safety consultants. All of the site information was compiled to form the CDM health & safety file. This included documents such as site drawings, building regulation approvals, product specifications, piling logs, operation and maintenance manuals, product guarantees and overall information of the project.
