Bagnalls Renovates Office Building Façade in Middlesbrough

The appeal of the exterior of Jomast’s properties to potential customers is of paramount importance to the company. This is why they commissioned Bagnalls to renovate the façade of Church House, as part of the redevelopment into a mixed-use complex. The finish had to be visually impressive, durable, compliant and designed to endure the test of time, while also enhancing the surrounding environment.

Our team was tasked with painting the bare concrete of this commercial property’s front elevation to create added kerb appeal. Arrangements were made with the local council in order to close the footpath to the public, to ensure paramount safety at all times. Barriers were erected to cordon off the work area from pedestrians while the project was being carried out.

A major technical hurdle we encountered was finding an alternative to the original paint specification to ensure that the finish met the flame retardant requirements stipulated by Building Regulations. The chosen PPG Sol Silicate masonry paint is a mineral-based, non-film-forming, fully breathable coating system, selected specifically to safeguard the substrate. It also prevents moisture accumulation and maintains the structural integrity of the building fabric for the long term. This careful product selection, combined with our expert application, underscores Bagnalls’ strong product knowledge and technical proficiency.

The large scale of this project necessitated the use of over 2,000 litres of paint. However, the required dark base formulations were not available domestically in the UK. These were specially produced in batches overseas in Hungary and imported with a four- to five-week lead time. Meticulous planning and proactive supplier communication with PPG ensured that the programme remained on track to meet the customer’s deadlines.

Safety, as always, was a key priority throughout. All operatives were given additional training on cradle operation, as completing work at height using this specialist access equipment demands rigorous adherence to safe working practices. However, frequent adverse weather impacted access via cradle platforms. In order to reduce lost time, tasks were reallocated to lower levels whenever wind conditions made higher work unsafe.

The completed works have revitalised this important local landmark, providing a high-quality, durable exterior finish that aligns with the building’s renewed function and positively contributes to the vibrancy of Middlesbrough city centre.
