Bagnalls were commissioned by Home From Home Property Management to carry out the external redecoration of all areas of render and timber cladding to the Water Quarter apartments, in Cardiff.

The modern, 11 storey high, apartment development is located between Cardiff Bay Waterfront and Bute East Dock and is open to the elements, built some ten years ago its 3500 metres square of render needed refreshing.

Bagnalls supply chain partner PPG Johnstone’s worked closely with the client and ourselves to specify the most appropriate paint to maximise the maintenance lifecycle of the property.  To deliver the project a total of 1050 litres of Johnstone’s Stormshield silicone masonry paint was used, in magnolia.

A team of Bagnalls painters were assigned to the task to deliver the works over a tight six-week timescale.  We successfully accessed all the elevations from mobile elevated work platforms (MEWPS), making use of some of the largest self-propelled machines available to hire.

Safety was a major consideration throughout the delivery of the contract for our own painters but also the residents.  To achieve a safe working environment, works were phased to ensure a defined working distance between each mobile platform.  All operatives were fully trained and received a site induction and practical demonstration on how to return the MEWP basket to the ground using the emergency recovery system.  A detailed access system was also documented in the bespoke site construction phase plan, developed for the project. This included the protocol for accessing balcony areas by a system of double lanyards enabling painters to safely climb into balconies to fit protection to unpainted surfaces, and carry out decoration works.

One of the elevations was close to the residents’ main car park so work had to be planned and expedited to minimise disruption to the residents.  Crowd barriers were also used to ensure residents and the general public could not pass near or under the works area.

To comply with our environmental policy all empty paint tins were collected and recycled by Johnstone’s paint company.
